OUR WORKFLOW

We break down our work into stages to provide project benchmarks and billing stages, ensuring transparency. The stages are commissioned sequentially, and you can halt the process at the end of each stage if you wish.

1 -FREE CONSULTATION

We will contact you by phone to discuss the Project Brief and your aspirations. 

2 -VIRTUAL FEASIBILITY

Holtbeck will undertake a remote study confirming the effects of the Project Budget, the Site Constraints and Planning Constraints. If your project requires them, we would recommend undertaking any Utilities Searches and a Rights-To-Light assessment to confirm the project's viability at this point. We will also notify you at this point of your requirements regarding the Party Wall etc. 1996 .

3 - SITE VISIT AND MEASUREMENT

One of our representatives will meet you on-site to undertake a Measured Survey and discuss the project further with you in person. We will take this opportunity to assess if there are any other site constraints that may affect the project that were'nt apparent in the Virtual Feasibility.

4 - EXISING DRAWINGS 

We will draft an Existing Drawing Set of the existing property and any relevant context.

5 -CONCEPT / SKETCH PROPOSAL

We will develop study plans of the scheme to confirm the desired layout and discuss options with you before fixing the proposed layout to draft digitally in Stage 5.

6 - PROPOSED DRAWINGS

We will develop a Proposed Drawing Set of the approved Study Plans. If your project requires Planning or Lawful Development Approval, or the submission of Party Wall Notices, Holtbeck can manage these services at the end of this stage.

7 - PLANNING / PERMITTED DEVELOPMNET APPLICATION (8 WEEKS+)

We will manage and submit your Planning Application to your Local Authority for you, ensuring its validation.

8 - INDICATIVE STRUCTURAL DESIGN AND ENGINEER'S APPOINTMENT

We develop an Indicative Structural Design and manage the appointment of a Structural Engineer to input into the design and undertake the necessary Structural Calculations.

9 - BUILDING CONTRAL INFORMATION ISSUE

We develop Building Control Drawings of the scheme and compile a Building Control Specification. This information will ensure that your contractor has the necessary information to comply with the relevant Building Regulations.

10 - BUILDING REGULATIONS BODY APPOINTMENT AND BUILDING REGULATIONS APPLICATION (2+ WEEKS)

We can help you appoint a Building Regulations Body to undertake a Plan Check and submit the project for a Full Plans Building Control Submission.

11 -CONSTRUCTION INFORMATION

We will develop a series of Construction Drawings that note all setting-out and measurements required to complete the build. These include layouts for lighting and electrical fixtures and coordination drawings such as Brick Setting-Out Drawings and Window And Door Schedules.

12 - BUILDING CONTRACT SELECTION

We will help you choose the appropriate Building Contract to use and ensure that your Information Package and Building Contract are prepared in a legally binding fashion.

13 - TENDER AND CONTRACTOR VETTING

We will help you Tender the project to a number of reputable Building Contractors and help you assess the responses. We undertake a series of Contractor Background Checks for each company and let you know what to look for, and what to avoid. 

14 - ON-SITE INSPECTIONS AND CONTRACT ADMINISTRATION 

During this stage, we chair a Pre-Start Meeting with you and the Contractor to discuss all known aspects of the design and answer any design-related questions they may have. Throughout construction, we will visit the site fortnightly and administer Change Control Procedures, issue Variation Instructions, notify the contractor of Defects and consider Claims. We will issue Interim Certificates and a Certificate Of Practical Completion. We will liaise with the relevant Building Control Body to ensure you receive your Completion Certificate.

15 - PROJECT COMPLETAION

We love to see how our projects improve our clients' lives in person. Upon completion, we would like nothing more than to see the final project and get your feedback. With your permission, we will take a couple of Marketing Pictures to enter into competitions and to show our future clients how hiring an architect can add more value than .
